When can EWI attract zero-rated VAT?
Qualifying installations of energy-saving materials, including certain external wall insulation work in eligible residential accommodation, may be zero-rated for VAT under current UK rules. Relief is not automatic for every property, client or contract.
Eligibility depends on the nature of the work, the property and applicable HMRC rules. Commercial installations and unrelated building work should not be assumed to qualify. Clients should confirm the tax treatment with the contractor and their tax adviser.
Choosing a suitable EWI system
External wall insulation normally combines appropriate insulation boards, a specified adhesive and fixing arrangement, reinforced basecoat, mesh and a compatible protective decorative finish.
Insulation thickness, fire requirements, moisture risks, plinths, reveals and junctions need careful design. An initial survey and system specification are more important than picking a finish colour first.
Understanding the final quotation
Our online calculator supplies only an indicative starting figure. Access, scaffolding, repairs, insulation design and finishing details can change the actual cost substantially.
A written quotation should identify the work included and the VAT treatment applicable to that installation. Never treat an online estimate as a guarantee of zero-rated VAT.
Every property is different. Render, plastering and insulation specifications must be chosen to suit the building and the manufacturer's installation guidance. For a quotation, send the property location, approximate dimensions and photographs.
